Primary Causes of Foundation Settlement


Foundation settlement occurs when the earth’s soil, upon which the property stands, adjusts to the weight of the construction on top (in this case, the home). While some settlement is normal for new construction, settlement that continues to progress or that occurs unexpectedly should be a source of concern for property owners.


There are three primary causes of foundation settlement:

  1. Soil
  2. Water Damage

Soil

Not all soils are the same. If the soil hasn't been tested and prepared, it can be the cause of foundation problems. Soils can be weak and thus unable to properly support the property’s weight, or they may change due to environmental factors such as increased/decreased moisture content.

Water Damage

Homes with poor drainage systems or that experience heavy rainfall are more likely to have foundation problems. An excess of moisture under a property can result in the soil becoming unstable.

Poor Construction

Types of Soil
